UAE Golden Residence Route Comparison: Public Investment, Property, Entrepreneurship and Skilled Professionals
UAE Golden Residence eligibility depends on the actual category and supporting evidence. Public investment, property, entrepreneurship and skilled professional routes have different tests. The AED2 million investment or property basis and AED30,000 professional monthly salary are not interchangeable options that can be combined into a new route. The current ten-year framework is also different from permanent residence or nationality.
Identify the intended category and authority
Start with the person's actual assets, business or employment and the service through which the application will be assessed. ICP provides a federal guide, while Dubai Land Department and GDRFA publish specific service conditions.
Record the category, authority and date of the checklist used. A general programme description does not mean that every applicant receives the maximum period or can renew without maintaining the relevant conditions. The actual issued document remains important for the person's dates and status.
Separate public investment from an overseas balance
The ICP guide describes eligible UAE investment-fund or local-bank arrangements, company capital and qualifying company participation, with the relevant AED2 million basis. It also identifies a tax-contribution route with its own authority evidence.
Holding an equivalent amount in an overseas personal account does not establish those local investment facts. Check where the asset is held, who owns it and what an authorised institution can certify. Company turnover, profit, capital and an individual's ownership share are different figures.
Do not transfer loan rules between categories
ICP states that the relevant public-investment capital must be fully owned by the investor and not derived from a loan. Its property section separately allows financing through an approved local bank. Neither statement should be extended to every other arrangement.
For Dubai property applications, read the specific Land Department requirements. Its page refers to mortgage bank evidence, the paid amount and outstanding balance, and its service description calls for evidence of AED2 million paid. A loan approval or small deposit should not be advertised as automatically satisfying the property-residence requirements.
Check the actual property ownership
The relevant property value and ownership must be supported by official records. For joint ownership, assess the applicant's own qualifying share rather than assuming that the full property's value belongs to each co-owner.
Off-plan, financed and completed property arrangements need their applicable evidence. Buying a property is a separate transaction with costs and risks; an immigration assessment does not guarantee rental income, appreciation, resale or finance. Establish eligibility before treating an agent's sales assurance as an official decision.
Assess entrepreneurship and professional employment on their own facts
ICP describes entrepreneurial bases involving qualifying ventures, the relevant business-idea approval or a specified prior venture-sale history. Merely registering a company does not establish all such conditions. The founder's role and actual business evidence should determine which basis is assessed.
For skilled professionals, ICP and the Dubai specialist service address a valid UAE work permit and employment contract, the appropriate occupational level, bachelor's-level qualification, salary and applicable professional licensing. Overseas earnings converted into dirhams do not automatically establish the local-employment basis.
Include family and continuing obligations in the decision
Insurance, relationship documents and the actual family procedure remain separate requirements. A principal applicant's qualifying asset does not mean that every relative has already received permission.
Prepare a comparison showing the evidence already held, substantive gaps and costs required to maintain the chosen arrangement. Do not count future income or uncompleted transactions as present facts. Professional advice can clarify the route and documents, but cannot create ownership, employment or official recognition that does not exist or guarantee approval.
