Grenada Citizenship by Real Estate: Eligibility and Risks

8 min read

Grenada citizenship by real estate requires an eligible investment in an approved project and a separate assessment of the applicant and family. It is not a route in which any property purchase automatically produces citizenship. Check the project category, financial commitment, authorised application channel and buyer protections before paying a reservation amount.

This guide examines the property decision rather than repeating a contribution-route budget. References were checked on 31 October 2026. The Investment Migration Agency's application guidance explains the approved-project route and the roles of the authorised participants. The minister's decision and the commercial purchase remain distinct.

Which Grenada project category is being offered?

The IMA's circular on discounting and financing distinguishes the USD 270,000 approved tourism-project investment plus USD 50,000 government contribution from the USD 350,000 minimum for non-tourism projects. These are not complete application totals. Additional family and assessment charges still need confirmation.

Ask which legal category the proposal uses and which current approval supports it. A brochure describing an approved development should connect that approval with the precise interest being purchased. The applicable amount cannot be selected simply by choosing the cheapest figure from a general comparison.

Why a developer discount can be an immigration issue

A commercial incentive must not be assumed to reduce a statutory qualifying amount. The IMA has expressly warned about unlawful discounting and unapproved owner-financing arrangements. Ask the appointed professional to explain how the actual payment and funding structure comply with the current requirements.

Distinguish a genuine explanation of transaction costs from a promise that part of the required investment will secretly be returned. Record the full payment trail and the terms of any financing. An arrangement should not depend on presenting a different financial story to the authority from the one agreed with the seller.

If an offer appears materially below the published requirement, pause the purchase decision until the legal basis is clear. A discount can affect programme qualification as well as the asset's commercial value. It should not be evaluated solely as a saving in a sales spreadsheet.

How the application and purchase connect

The official guidance places document preparation and submission within the authorised-agent structure, followed by government assessment. For a successful case, the instructions address completing the qualifying contribution or purchase and supplying evidence. A reservation agreement is therefore not the citizenship decision.

Ask for a transaction timeline that identifies any reservation, conditional commitment, application payment, assessment outcome and purchase completion. The terms should explain what happens if the case is delayed or cannot proceed. Do not assume another family's sequence will apply to the selected development.

The authorised submission role should also be distinguished from independent advice about ownership and the purchase contract. Confirm who performs each task. This article does not represent PremierVisa as an authorised local agent or imply that a commercial introduction is government authorisation.

Assess the family before fixing the investment budget

Write a family schedule with relationships and dates of birth, then establish who may qualify. A headline allowance for a stated family size does not establish every proposed person's eligibility. Older children, parents and other relatives can introduce different questions and charges.

Record whether a non-applicant spouse, sponsor or another funding participant requires assessment. The financial proposal should describe the actual people and route. A property price alone does not include due diligence, interview, processing, documents or the services needed to prepare the case.

If family circumstances may change during preparation, obtain instructions about reporting and reassessment. A birthday, marriage or person withdrawing should not be dealt with by silently continuing to use the old quotation assumptions.

Keep a possible US E-2 strategy outside the property sale

Grenada citizenship and a later US immigration application are different processes. A developer's property package cannot guarantee a US visa, business outcome or residence status. Review the treaty-nationality, domicile and business questions with the appropriate US professional before relying on that objective.

The property's suitability should still be assessed if the hoped-for US application never occurs. This prevents the family from accepting an unsuitable asset on the assumption that an unrelated immigration benefit will compensate for its risks.

Questions specific to the proposed Grenada investment

Ask whether the quoted amount is for the tourism or non-tourism category, whether the government contribution is shown separately and which exact approved interest will be transferred. Ask how the current holding and disposal conditions apply to that interest, rather than assuming a rule from another Caribbean country.

Request the contractual treatment of delays, developer default and an application that cannot proceed. Establish the ongoing management obligations and who controls a resale. The strongest explanation connects the official route with enforceable documents for the actual purchase, without promising a government decision or a guaranteed return.

A fictional comparison of two Grenada proposals

Imagine a household considering one approved tourism-project interest and one proposal described as a non-tourism project. The first presents a USD 270,000 investment and a separate USD 50,000 government contribution. The second uses a USD 350,000 investment headline. The family should first establish the precise category and current qualification of each transaction, rather than deciding that one headline is a complete price.

Next, obtain the additional charges and the actual ownership terms. A larger investment figure can purchase a different interest or carry different obligations. The household needs to understand what it owns, when payments are released and what continuing expenses remain. It cannot identify the better commercial purchase from the citizenship threshold alone.

Suppose the first seller then proposes returning part of the investment after completion. That changes the compliance question. The family should obtain a written assessment against the IMA's rules before relying on the offer. A private agreement cannot simply redefine the amount the authority requires.

This is a fictional decision exercise, not a description of an available project, an approved financing structure or a client result. It shows which questions should be resolved before the family accepts a sales comparison.

What should the review produce?

The output should name the qualifying category, the exact investment interest and the responsible authorised channel. It should attach the relevant approval basis and explain the complete financial commitment. Any property-law review should identify its scope separately from the citizenship assessment.

If the required information is missing, record the missing item and who can supply it. A decision to obtain that evidence before proceeding is a substantive step. It is preferable to treating an unanswered qualification question as a small administrative detail.

Read the ownership documents as a buyer

Establish exactly what the contract transfers. A hotel room, a fractional interest, shares in a company and direct ownership of a residence can carry different rights. Ask who is registered as owner, how the interest is evidenced and which decisions remain with a developer or management company.

Identify the particular unit, share or legal interest in the reservation and final agreement. A photograph of a development cannot establish ownership of a particular asset. The legal description should connect the contract, programme qualification, valuation where relevant and the payment instructions.

Have an appropriately qualified professional review the transaction for the buyer. Programme approval and a developer's sales explanation do not replace that review. Make clear whether the adviser represents the buyer, the seller or another participant, and which questions fall outside the engagement.

Separate project approval from applicant approval

Confirm the current approval of the relevant project or property category and the conditions attached to it. Then assess the applicant and proposed family separately. A qualifying asset cannot cure an ineligible applicant, and an eligible family cannot make an unapproved transaction qualify.

Keep copies of the official basis and the property-specific confirmations with the file. If an approval relates to a particular development phase, unit type or ownership structure, establish that the proposed purchase actually falls within it. Avoid treating a generic programme logo as evidence of the exact transaction's status.

Put payment protection into the contract

List each payment, recipient and release condition. Distinguish a reservation amount, purchase instalment, government charge and professional retainer. Ask what happens if a relevant condition is not met, the application cannot proceed or the development does not reach a contractual milestone.

Where escrow is proposed, understand who holds the funds, what releases them and who can enforce the agreement. The word escrow alone does not explain those rights. Keep payment instructions and any amendment with the signed documents, and confirm unexpected changes through the established channel.

A refund statement should identify the payer, conditions, deductions and timing. A broad sales promise is less useful than the actual contract. Do not assume a property refund also refunds government assessment charges or professional work already performed.

Model ownership costs before expected income

Ask for the applicable acquisition and continuing expenses. Depending on the transaction, these can include legal work, registration, taxes, insurance, repairs, maintenance, management and shared-development charges. Establish which are fixed, estimated or capable of change.

Keep projected rental income separate from the cash required to complete the application and purchase. Clarify whether an illustration shows gross revenue, net proceeds after expenses or a payment promised by a named counterparty. None should be treated as a government-guaranteed return.

Test a period without rent and a higher-expense scenario. These are planning exercises rather than market forecasts. The purpose is to see whether the household can maintain the asset and meet other commitments without relying on the most favourable sales illustration.

Plan an exit without promising a buyer

A minimum holding period sets a condition; it does not create a market for the asset when that period ends. Record the correct starting event, any restriction on disposal and the process for obtaining a release or confirmation where required.

Ask whether a later buyer could use the same asset for a citizenship application and under what conditions. That question can affect the available market, but it should be answered from current rules and the transaction documents. Do not assume every resale carries the original immigration treatment.

Calculate possible selling expenses and the effect of a lower price or currency movement. Keep immigration conditions, contractual restrictions and commercial liquidity as three separate questions. An investment should not be described as cost-free simply because a future resale is possible.

Match the funding history to the transaction

Connect the underlying economic source with the account making the payment. A bank balance shows available money without necessarily explaining how it was earned. The records should support the actual employment, business distribution, asset sale, inheritance or other history being presented.

If a company or relative is involved, disclose that arrangement and obtain instructions on permitted funding and additional assessment. Transfers between accounts do not create a new source. Keep the narrative accurate even where the evidence is more complex than a simple personal savings example.

Use a decision file rather than a sales checklist

Before a substantial commitment, bring together the eligibility review, property approval evidence, ownership review, complete budget and payment schedule. Record what has been checked, who checked it and which material questions remain open.

A useful decision can be to proceed, obtain a missing review, negotiate a contractual term or stop considering the transaction. Document coordination should support that decision. It should not turn unresolved legal or commercial questions into an assumed approval merely because a reservation deadline is approaching.

Discuss the plan with our Hong Kong team

For an initial English-language review, tell PremierVisa Group your current nationality and residence, the family members involved, the route being considered and the broad funding source. Identify the main question you want assessed and any existing quotation. This helps define a relevant review before detailed evidence is collected.

Request an initial assessment or call +852 3620 2559. The written proposal should identify the responsible professionals, scope, fees and next steps. Send detailed identity and financial records through an agreed secure process.
