Turkey Citizenship: Property and Bank Deposit Routes Compared
Updated: 4 days ago
Turkey's property and bank-deposit citizenship routes involve different commitments. The Investment Office describes a qualifying property value of at least US$400,000 with a three-year resale restriction, and a qualifying bank deposit of at least US$500,000 held for at least three years. Meeting a financial threshold alone is not a guarantee of citizenship.
Property: examine the asset as well as the application
Check whether the proposed property and transaction satisfy the citizenship process. Obtain independent advice on title, encumbrances, valuation, the seller and the contractual sequence. Budget for the purchase and associated expenses separately from application fees. Ask who will manage the property if you remain abroad. Do not assume rental income or a later resale will repay the investment; a citizenship restriction and a commercial exit are different issues.
Deposit: obtain the bank's terms in writing
Ask the bank and the responsible local professional to explain the qualifying account, required currency conversion, blocking arrangements and the evidence confirming compliance. Do not infer that a threshold quoted in US dollars means the account can remain in US dollars throughout the process. Establish the currency of the committed balance and the eventual repayment, applicable interest and charges, and the consequences of early withdrawal. Model exchange-rate changes rather than describing the deposit as risk-free.
Compare complete costs and available liquidity
Set out professional, government, documentation and third-party expenses for the actual family. Show how much money must remain committed and what household funds remain available. Test an adverse property resale or currency scenario. The better option is the one consistent with your liquidity needs and tolerance for the relevant risks, after professional review; it cannot be selected from headline amounts alone.
Sequence the evidence before transferring funds
Prepare citizenship and identity records, family documents and a documented source of funds. Confirm the required transaction records and official attestations before a purchase or deposit is made. Use written payment instructions and verify the recipient independently. Ask which steps are handled by the bank, local lawyer and immigration adviser, and who reports progress.
PremierVisa assessment
An initial discussion can compare the intended routes and identify the documents and specialist reviews needed. Government approval, bank terms, currency movements and investment performance are separate matters and cannot be guaranteed by an immigration service agreement.
